Tamil Nadu Mandates EV Charging Infrastructure in New Buildings

TL;DR

Tamil Nadu has mandated the inclusion of EV charging infrastructure in all new major residential, commercial, and institutional buildings to boost electric mobility.

In a significant policy shift aimed at accelerating electric mobility adoption, the Tamil Nadu Housing and Urban Development Department has made it compulsory for all new residential, commercial, and large buildings to integrate electric vehicle (EV) charging points. This amendment to the Tamil Nadu Combined Development and Building Rules, 2019, ensures that EV charging infrastructure will be a standard feature in future constructions across the state.

Under the revised regulations, new residential buildings must provide charging points for electric vehicles corresponding to each required car and two-wheeler parking space. Larger residential complexes with over 50 dwelling units are also mandated to include fast-charging points for visitor parking. The new rules extend to commercial, industrial, and institutional buildings, where projects with a Floor Space Index (FSI) area exceeding 300 square meters must now allocate a minimum of 10 percent of parking spaces for EVs, equipped with fast-charging facilities.

These measures are expected to significantly enhance the accessibility of charging facilities for both residents and visitors, making EV ownership more practical and encouraging broader adoption of electric vehicles in Tamil Nadu.
